How do I pay my rent?

You can pay your rent online through our resident portal or you can find a location to pay in person. For more information read our page on how to pay rent

Can I provide my own house?

Yes! We provide both empty lots and lots with manufactured homes.

Will you check my criminal background?

Yes. If you have a criminal record involving – violence, gang activity, weapons, sex crimes, terrorism, drugs etc. – your application will not be accepted.

What do you look for during the application process?

We operate in compliance with Fair Housing Guidelines. After receiving your application, we look at each of the following:

  • Criminal Record: violent criminals and sex offenders will not be accepted
  • Previous Evictions
  • Rental History
  • Income

Do you accept pets?

We LOVE our pets!!! However, in order to ensure a safe, clean, and  peaceful environment, some restrictions apply.

All pets must be approved prior to the application being accepted.  Aggressive-type breeds are never accepted. Dogs must always be on leashes when out in the park.

Do you require a security deposit?

In lieu of a security deposit, we have a non-refundable move in fee. Move in fees are property specific so please refer to the property information page.

As a resident, what are my responsibilities?

It is important to read the lease thoroughly and ask questions about anything that you may not understand. In general, tenants are responsible for:

  1. All utilities, exclusive of those provided in the lease
  2. Cleanliness and safety of the leased premises, lot, and surrounding area
  3. Lawn care, unless otherwise provided
  4. Minor upkeep, including but not limited to replacing light bulbs and filters, and keeping drains clear
  5. Changing the smoke detector/carbon monoxide detector batteries during tenancy (these are new when you move in)
  6. Routine maintenance of the home
  7. Proper disposal of trash
  8. Compliance with all community rules and regulations
  9. Security of keys
  10. Consideration for your neighbors
  11. Following the terms of your lease

How quickly can I move in after my application is approved?

If the mobile home and/or lot is vacant and no major repairs are necessary, we will typically be able to move you in within a few days.

When is my Rent due?

Rent is due on the 1st of the month. We offer a GRACE PERIOD from the 1st until  5p.m. on the 5th day of the month. At 5p.m. on the 5th day of the month the tenant will be charged a late fee for all unpaid rent.  If all late fees and rent due is not paid by 5p.m. on 10th day of the month, eviction will be posted and the tenant will, in addition to what is due, be responsible for the eviction filing fees  and the cost of the writ if necessary.

How do I view my charges and payments?

Tenant statements are handed out on the 1st of the month. You can also log-in to your account to review your current balance. You can view your open charges and the meter readings. An e-mail account and successful login is necessary.

Am I responsible for the utilities?

Unless provided for in the lease, the resident is responsible for placing all utilities in their name and paying utility bills for services to the premises. At the termination of the lease, the resident is responsible for having all utility services disconnected. Please see the Utilities section of our website for utility contact information.

What is your walk-through policy?

All applicants must do a walk-through of the home/unit/lot that they are interested in leasing prior to taking possession. The home/unit/lot is available on an “as is” basis, except in cases where approved repairs are agreed upon but have not yet been made.
